✅ We do NOT charge a fee to dispatch a service technician when maintenance is needed, we coordinate the repair and pass the service cost directly to the landlord, withholding the expense from the monthly rent proceeds with full documentation.

Here’s how our approval process works:

🔹 If the repair cost is within the agreed-upon threshold, we proceed and deduct it from the next month’s rent.

🔹 If the repair cost is over the agreed-upon threshold, we obtain written approval from the landlord before proceeding.

🔹 If the repair will exceed $1,000, we collect at least two bids and present them to the landlord for approval.

This process ensures your investment is protected while maintaining clear, transparent financial reporting.
