Maximizing Rental Property Income - Property management tips for landlords

One service we provide is to rehabilitate a property to increase rental income. Here are some property management tips for landlords. In this case, a sequence of prior tenants had neglected the property. Once the property became vacant, we jumped into action and followed these steps:

  1. Analyze and inspect the property's condition.

  2. Create a list of damaged or broken systems or physical challenges.

  3. Identify which items can be completed by my team and what needs to be sub-contracted.

  4. Collect two estimates for each of the sub-contracts.

  5. Order supplies, parts and materials.

  6. Completed painting of the interior walls, ceiling, doors and trim.

  7. Included painting kitchen and bath cabinets for a fresh look.

  8. Installed new base boards throughout the entire house to give a clean, fresh look.

  9. Installed new laminate flooring in the breakfast, kitchen and laundry rooms.

  10. Had landscaper remove all vines hanging on the exterior privacy fence.

  11. Reinforced exterior privacy fence, built new gate and replaced missing pickets.

  12. Had facade and front entry walkway cleaned with a pressure washing service.

  13. Handyman replaced exit door leading the the back yard.

  14. Handyman replaced vent hood with matching new model.

  15. Had property cleaned, debris removed and thorough cleaning of the windows inside and outside.

  16. Ordered refrigerator to be installed prior to the next tenant.

  17. Take new photos and video for virtual tour and list on MLS.
